Learn how to confirm if your tenant’s rental debt reported through Openroom has impacted their Equifax credit report.
KEY TAKEAWAYS
Small landlords face financial and emotional strain when tenants default on rent, as Ontario's slow enforcement process often allows tenants to stay without paying for long periods.
Openroom’s Rental Debt Ledger enables landlords to report unpaid rent to Equifax, impacting tenants' credit scores and creating potential consequences for non-payment.
Through Openroom’s verification process, landlords can confirm that unpaid rental debt has been reported to Equifax, providing transparency and a sense of accountability.
When tenants default on rent, the system’s slow enforcement and backlog at the Landlord and Tenant Board (LTB) allows them to stay in properties without paying for extended periods. If you are a small landlord, rental income from your property is most likely used to cover your mortgage, maintain the property, and cover your expenses.
Dealing with non-payment of rent without a clear path of recovering these arrears made me feel angry, frustrated, worried about my property, and at times even hopeless. I know from listening to all of your stories, that I am not the exception in having this experience.
Openroom's Rental Debt Ledger
This is the top problem Co-Founder Vishal and I wanted to solve when we embarked on building the Openroom Rental Debt Ledger to negatively impact credit scores and credit reports when a tenant does not pay rent. This past week, we verified several distinct tenant profiles to know that our 2-year journey of ideating and testing with you, our Openroom community, works. It works!!!!
We answered the question of "How do I know rental debt I reported through Openroom has hit Equifax?"
What is shown?
When Openroom hits the Equifax credit report for unpaid rent, 5 distinct attributes are shown. 1. It's under the COLLECTIONS section. 2. It says OPENROOM.CA RENTDEBT. 3. It says the Landlord's name. 4. It says the amount owing. 5. It indicates it is UNPAID.
How does it work?
On the 15th of every month, we calculate the interest owed on the rental debt and send the latest amount owing on the rental debt court order into Equifax. Then, we can help you do an verification to see if it showed up on the report (optional).

01. How can I verify if a tenant’s rental debt reported by Openroom has been recorded on Equifax?
You can check the Collections section of the tenant's Equifax credit report to see if it lists "OPENROOM.CA RENTDEBT" with the landlord’s name, the outstanding amount, and an “Unpaid” status.
02. Does Openroom take a portion of the money owed if a tenant pays back?
03.Can I use this for rental debt for damages and utilities beyond rent payments?
Yes. As long as you have an Ontario Landlord and Tenant Board (LTB) order that states the tenant party owes you for a set amount of money, you can use the Rental Debt Ledger. This means it does not need to be only for the monthly rent owing to you.
04.Can you tell me more about your relationship with Equifax?
In August 2023, Openroom signed an official agreement with Equifax to work with them as a Data Furnisher partner. Throughout 2023-2024, we have completed several tests to ensure that the data we are providing to Equifax is factual, verified, and complete to the best of our abilities. To learn more about this, you can view our Help Center Article on: Openroom & Equifax Partnership.
05.Is it possible to remove a rental debt listing from Equifax once it’s paid?
Yes, once the rental debt is fully paid, landlords can work with Openroom to update the status on Equifax to reflect a paid balance.
